Emerlite Electrical Services has been involved in the installation of Electric Vehicle Charging Stations on the Gold Coast. This has brought to our attention several critical issues. Our experience shows for strata communities, the trend towards EV’s will pose a range of pressing questions in the near future. It’s inevitable that strata complexes will have to install EV charging points at some point in time and in many complexes, this isn’t going to be a simple or cheap transition.

Key Considerations
- Switchboard upgrades. Often car park sub boards cannot carry the extra loads. We would then see supply mains to the sub board require an upgrade.
- Heavier circuit breakers as a result of the submains upgrade would be needed.
- Retrofitting would be needed where the building is not designed for this facility.
- Capacity of the Street Grid Power supply designed for the building. In most cases the power supply for buildings was designed with virtually no spare capacity.
- Metering and Usage Charges – Common Area or Individual user pays. Implications for cabling layout design.
- User pays option is the most practical inasmuch as this always gives you the far more efficient option since the user will use the infrastructure far more wisely compared to BC ownership where other contribute to the cost and adhoc use prevalent.
BODY CORPORATE & LEGISLATION CONSIDERATIONS
- A Body Corporate must be forward planning now to provide any required upgrades and carving a policy to avoid ad hoc procurement of EV chargers by residents.
- Review of the availability of non-allocated spaces which places limits on the installation of shared outlets and allocation process.
- Maintenance and operational costs. Who pays?
- Insurances Implications and the impact on premiums.
- Fire Risk associated with batteries and associated cabling.
- Authority to install will be a major issue. There is a need for Legislation in Queensland. Obtaining Body Corporate approvals for improvements to common property and running power across common property to a private bay will be a major issue.
REASONS TO HAVE EV CHARGING STATIONS
- Climate Change legislation will have implications mandating change to EV.
- Increased values for apartment buildings where stations are installed.
- Visitors’ can utilise while visiting residents.
- Our experience shows for strata communities, the trend towards EV’s will pose a range of pressing questions in the near future unless planning is done now.
- Don’t leave it for another day inasmuch as the mess that we currently have will have an impact on future values and installation costs.
